The 40 yard container in Mooresville
The 40 yard is our largest roll-off container, built for projects that need the most debris capacity. Commercial construction, large demolition, major property renovations, warehouse and industrial cleanouts, large commercial roofing projects and community cleanup events — that is where it lives. It holds about twelve pickup loads, or roughly 230 to 250 trash bags, and the high walls cut down the number of swaps on a big job.
It is light, bulky debris that justifies the 40: drywall, framing lumber, fixtures, shelving, pallets, packaging, office furniture. Concrete, brick, dirt, asphalt and tile can exceed the weight allowance long before the box looks full, so for heavy rubble a 10 or 15 alongside it is often safer and more cost-effective. The footprint is the same 22 by 7.5 feet as a 20 or 30, but at eight feet tall it is usually loaded by a crew.
Construction, demolition and big commercial jobs
Contractors and developers on new construction and commercial builds, demolition crews, property managers renovating whole buildings, businesses clearing a warehouse or an office — those are the regular 40 yard customers. Demolition comes with paperwork: North Carolina's Health Hazards Control Unit requires a DHHS 3768 notice for the demolition of a building whether or not it contains asbestos, and for removing at least 160 square feet, 260 linear feet or 35 cubic feet of regulated asbestos-containing material, and work may start on the tenth working day. Asbestos never goes in a roll-off.
Every load has to end up at a facility that takes it. In Iredell County, the Twin Oaks Solid Waste Facility at 354 Twin Oaks Road in Statesville takes demolition debris at a published $44 a ton plus a $2 a ton state solid waste tax, while the Mooresville Transfer Station takes no construction debris from commercial sources. County sites accept waste generated in Iredell County only, and commercial haulers must display identification numbers assigned by the county (County Code Sec. 12-10(b)). On the road, loads must be covered and secured so nothing falls, leaks or spills (County Code Sec. 12-9; G.S. 20-116(g)).
Access and placement for a 40 yard
The truck needs about 60 feet of approach space, a flat, stable surface such as a paved area or gravel pad, and at least 25 feet of clear space overhead. On a job site we place it where the crews can work around it. A 40 in a public street is a different question. In Mooresville the Town Code bars obstructions in streets and sidewalks without Town approval (Secs. 20-71, 20-9) and we found no Town dumpster permit; on NCDOT-maintained roads G.S. 136-93 requires a written permit for any obstruction and we found no permit path for a temporary roll-off; in Kannapolis, obstructing a street or sidewalk during building operations needs a permit from the director of public works (City Code Sec. 15-3); and Concord bars obstructions in its streets, rights-of-way and sidewalks except as its code permits (Sec. 50-41). Each town page says what that town's code asks for.
Suitability
Is the 40 yard the right size for you?
Rough working figures. Weight, not volume, is what usually decides.
Choose the 40 yard for
- Commercial construction sites
- Large demolition and major renovations
- Warehouse, office and industrial cleanouts
- Large commercial roofing projects
- Community cleanup events on a swap schedule
Pick a different size for
- Heavy-only loads — concrete, dirt, brick and asphalt go in a 10 or 15
- Small jobs (you would pay for unused space)
- Sites without truck access and overhead clearance
- Asbestos, hazardous chemicals, tires, batteries or medical waste
Placing a 40 yard container on a Mooresville-area property
It needs a flat, stable spot about 22 feet long and 7.5 feet wide on a lot or job site, about 60 feet of access for the truck, and at least 25 feet of clear space overhead. On your own driveway or lot in Mooresville we found no Town permit rule for a roll-off, and the Town's own Dial-A-Dumpster must be placed in the driveway, not in the yard or street. The street is different: the Town Code bars obstructions in streets and sidewalks without Town approval (Secs. 20-71, 20-9) and makes storing personal property on a public street a nuisance (Sec. 23-107), and we found no Town dumpster permit. On NCDOT-maintained roads such as NC-115, NC-150, NC-152 and NC-801, G.S. 136-93 requires a written permit for any obstruction, and we found no permit path for a temporary roll-off. Other towns have their own rules — Kannapolis needs a Public Works permit to obstruct a street during building operations, and Davidson and Concord bar obstructions in their streets and sidewalks. Check your HOA too: covenants can cover containers in driveways. Protective boards can go under the container on request. Each town page covers its own code.

40 Yard Dumpster — questions we get asked
Will a 40 yard dumpster fit on a residential property?
Its footprint is the same as a 20 or 30 — about 22 by 7.5 feet — so it can, but at eight feet tall it is a lot of box for a house. For most homes a 30, or a 20 with swaps, is the better fit. Ask and we will say which.
How do you load a 40 yard?
Usually by a crew. The sides are eight feet high, so hand loading from the ground is slow. Spread the load evenly and keep it below the top edge for safe transport.
Can I put concrete in a 40 yard?
Within the weight limit, yes — but not as the main load. Most rentals include about five to six tons, and concrete, dirt, brick or asphalt reach that at a fraction of the volume. For heavy debris we may recommend a smaller container, a split-load plan or multiple container rotations.
Do you offer swaps on long jobs?
Yes. Once the box is full we schedule prompt pickup or bring a replacement, and contractors and commercial customers can set up recurring service and scheduled rotations. Tell us the expected duration and we will quote the whole job.
