Commercial Dumpster Rental across Lake Norman and Iredell County

Commercial customers have a different problem from homeowners: the job runs on a schedule, with crews, tenants or customers working around it, and the container has to be there and gone on time. Office cleanouts, retail renovations, restaurant and kitchen remodels, warehouse cleanups, property managers turning over apartments, foreclosure cleanups, commercial construction and demolition — the work is routine for us, and the timing is the service.

One thing to know up front: who hauls a business's waste depends on where it is. Inside Mooresville the Town does not provide dumpsters to residential or commercial users (Town Code Sec. 12-56), its own page says commercial properties are served by private sanitation companies, and we found no Town hauler franchise or licence. Most towns around it work the same way. The exceptions are county rules outside the towns: unincorporated Catawba County has an exclusive county solid waste franchise, and Lincoln County requires an annual collector permit and a franchise, so for a business in Sherrills Ford, Terrell or Denver we check the county's rules before booking a container. Each town page says what that code says.

Offices, retail, restaurants and property turnovers

A retailer renovating a store, an office floor cleared out, a restaurant kitchen remodel, a warehouse clearing pallets, packaging and shelving, a property manager with apartments to turn over or a foreclosure to clear, a community or event cleanup — these jobs make bulky debris in volume, and the 20, 30 and 40 yard containers exist for exactly that. Many contractors and property managers in Mooresville prefer a 20 or a 30 for standard commercial projects. Restaurant and kitchen work is the one that runs heavy, because of the tile. Cardboard, metal and concrete go to local recycling and disposal facilities whenever possible.

Who may haul what is written into each code. In Mooresville, attached housing with more than seven units must provide private garbage service (Sec. 12-61(a)). Statesville says collection of bulk containers shall be by contract with a private hauler at the expense of the commercial establishment (Sec. 19-23); Davidson has businesses that need more than weekly cart pickup provide container service through private vendors, outside the downtown area the town serves (Sec. 62-40(a)); Troutman does not provide service for bulk containers (Sec. 53.05(C)); and Concord does not provide commercial services such as roll-off or garbage dumpsters — private contractors do, at the owner's expense (Sec. 46-35(b)). In Mecklenburg County, the county Certificate to Operate covers garbage trucks collecting municipal solid waste and is not needed for construction and demolition debris. Iredell County has no hauler licence in its code, but its sites accept only waste generated in the county, and commercial haulers must display county-assigned identification numbers (County Code Sec. 12-10(b)). We are licensed & insured, and each town page states its rule plainly.

Placement on commercial property

On a private lot, in a loading area or on a job site we place where the truck can reach and the crews can load. A container in a public street is a different question: in Mooresville the Town Code bars obstructions in streets and sidewalks without Town approval (Secs. 20-71, 20-9) and makes storing property on a public street or public parking lot a nuisance (Sec. 23-107), and we found no Town dumpster permit. On NCDOT-maintained roads such as NC-115, NC-150, NC-152 and NC-801, a written NCDOT permit is required for any obstruction (G.S. 136-93), and we found no permit path for a temporary roll-off, so there the container stays on the property. In Concord, dumpsters may not be emptied between 10 p.m. and 6 a.m. within city limits (Sec. 46-74). We build that into the delivery plan.

Commercial dumpster rental — the local specifics

Two counties in our area keep paid collection outside the towns to a licence or a franchise, and a roll-off at a business is part of that. Catawba County Code Sec. 32-3(a) lets the county grant an exclusive right to collect, transport and dispose of solid waste, and Sec. 32-3(l) makes it unlawful to run that business outside any municipality in those areas without the county's authority. The county's franchise agreement covers roll-offs for construction and demolition businesses in the non-municipal areas, and contractors and commercial businesses keep the right to haul their own waste with their own equipment and staff. That covers Sherrills Ford and Terrell, and there we check Catawba County's franchise rules before booking a container. Lincoln County, which covers Denver, says no person may run a solid waste collection business before receiving all required county permits, which expire each September 1 (Sec. 52.33(A), (E)), requires both a franchise and a licence (Sec. 52.34(G)), and may grant non-exclusive franchises for commercial and construction and demolition waste (Sec. 52.34(L)); its landfill takes only waste generated in Lincoln County. There too we check the county's rules before booking. In Concord and Kannapolis, Cabarrus County's construction and demolition landfill is currently not accepting construction and demolition waste in roll-off trucks, so those loads go to another permitted facility. We tell you where your job stands before the truck leaves the yard.

Answers

Commercial Dumpster Rental — your questions answered

Do you offer ongoing service for my business?

We run daily, weekly and long-term roll-off rentals, scheduled swap-outs and job-site rotations for contractors, property managers and businesses with ongoing projects — ask about our scheduled rental programs. Inside Mooresville the Town does not provide dumpsters to commercial users, so private haulers do that work. In unincorporated Catawba County and in Lincoln County we check the county's franchise and permit rules for your address first.

Can you deliver outside business hours?

We take calls 24 hours a day, 7 days a week, and we work to your site's access window. In Concord, city code bars emptying dumpsters between 10 p.m. and 6 a.m. within city limits (Sec. 46-74).

Can you handle multiple sites?

Yes. Several containers at once, staggered deliveries and scheduled swap-outs across job sites are routine for contractors and property managers.

Are you licensed and insured?

Yes — licensed & insured, with professional, insured drivers. Ask when you book if your property manager or general contractor needs paperwork.

Do the rules differ by town?

Yes. Mooresville, Statesville, Davidson, Troutman and Concord leave dumpsters and construction debris to private haulers; Kannapolis puts construction waste on the contractor or builder (Sec. 7-26); unincorporated Catawba County, which covers Sherrills Ford and Terrell, has an exclusive county franchise; and Lincoln County, which covers Denver, requires a collector permit and franchise. Each town page says what that code says, and we tell you straight on the phone.
